Tile is less forgiving than plank flooring: a layout that is off by a degree shows itself in the grout lines, and a substrate that is not flat telegraphs through the finished surface inside a year. We prep the floor before the first tile goes down, and we plan the layout in the room before we cut anything, so the pattern reads correctly from the entry points and the cuts land in the least visible places. Italian porcelain is one of the harder tile categories to work with because the slabs are large, dense, and unforgiving of a subfloor that is not perfectly flat and solid. When Donald Sims chose it for a master bath that covers over 160 square feet, we made sure the substrate was right before the first tile was set. The finished floor is one of the best indicators of what tile prep work actually looks like when it is done correctly: no lippage between tiles, no hollow spots, grout lines that hold their width corner to corner.
If you are comparing quotes for a tile project, the number that looks lowest is often the one that skips the prep or underestimates the layout time on a large format.
